Course Description:
This course is designed to educate real estate licensees on bridge loans and the variety of mortgage programs available to buyers who need flexible financing options when purchasing a new home. The course will introduce agents to these programs and instruct them on how to guide clients in selecting and utilizing the right loan product to make competitive offers that align with their financial needs. Students will leave with a thorough understanding of bridge loans, temporary financing solutions, and other mortgage programs that empower buyers and sellers in fast‑moving markets.

Course Objectives:
1. Understand the purpose, structure, and mechanics of bridge loans, including qualifying criteria, risks, timelines, and strategic uses.
2. Learn how bridge loans compare to other temporary financing tools such as HELOCs, swing loans, and equity‑advance programs.
3. Identify common mortgage programs used by buyers (FHA, VA, Conventional, Jumbo, Non‑QM, Renovation loans, etc.) and when each is appropriate.
4. Understand how financing options impact offer strength, contingency strategies, and negotiation outcomes.
5. Learn how to communicate loan program differences to clients and collaborate effectively with lenders.
6. Recognize red flags, compliance considerations, and best practices when advising clients on financing options.
